A party wall surveyor administers the Party Wall etc. Act 1996, the law in England and Wales covering work to shared walls, new walls on a boundary and excavation close to a neighbour's foundations.

They typically prepare and serve notices, record the condition of the neighbouring property, and agree a party wall award if a neighbour does not consent. Even when you appoint and pay them, they act impartially.

Published guides put a straightforward appointment for a single extension at roughly £1,000 plus VAT per surveyor. The number of neighbours, the type of work and whether one or two surveyors act make the biggest difference to your quote.

Who pays for the party wall surveyor?

The building owner carrying out the work normally pays the reasonable costs of their own surveyor and of the neighbour's surveyor, where the work is only for the building owner's benefit.

How much notice do I need to give my neighbour?

The Act sets two months' notice for work to a party wall and one month for excavation near a neighbour's foundations or building a new wall on the boundary line. Notices must be in writing.

What happens if my neighbour does not reply within 14 days?

If a neighbour does not respond in writing within 14 days, a dispute is treated as having arisen. Surveyors are then appointed to agree an award before the work goes ahead.

Can one surveyor act for both neighbours?

Yes. If both owners agree, a single agreed surveyor can act impartially for both, which usually costs less than appointing two.
